Paris Kentucky homes for sale continue to be a great buy.  Paris is in Bourbon County which lies mostly northeast of Lexington had only twelve homes sale in the month of October.

It is still very much a buyer’s market with nine month’s inventory for all price ranges.

Bourbon County, outlined in red, lies northeast of Lexington Kentucky and is about a 20 minute commute.

However there are 21 month’s inventory for homes priced between $100,000 and $119,900 and 20 months inventory for homes priced between $160,000 and $179,900. The county seat of  Paris is a small town compared to the other county seats in Central Kentucky.  Bourbon County is well known for its beautiful horse farms and other agricultual endeavors.  Bourbon County is outlined in red on the map above.

Yes, that is right!  The latest Rector Hayden Market Report shows that the number of homes for sale in Central Kentucky is slowly decreasing while the sale of homes continues to be strong.   Homes for sale in Central Kentucky for August have dipped below 6,000.  That is the lowest total of homes for sale in Central Kentucky in the past five years.

In contrast, the homes sold in Central Kentucky is the highest total in the past five years.  This is good news for home sellers in Central Kentucky. This could be the opportune time to sell your home.  Give me a call for a free market analysis.  859-684-5890

Sellers Beware: Buyers are often unaware of credit problems and sometimes these are revealed just before closing.

This is a second post that is written to inform sellers so that they will be prepared when difficulties come while selling their homes.

I recently had a seller that had to wait almost three additional weeks to get their home to close.  The buyer had gone through bankruptcy a few years prior.  He had cleared all the hurdles to buy a home and yet just before closing a lien was discovered that had to be cleared.

Somehow the lawyer who had helped him with the bankruptcy had failed to notice that a bank had secured a lien on any future property that he may purchase.  The buyer had to go through the legal press necessary to clear this lien. 

This was a new experience for me and for the buyer’s agent.  Combined we have over thirty years of experience selling real estate.  The point I want  sellers to  understand is that there are so many different things that can make it difficult to sell your home.  Getting an acceptable contract is exciting but just the beginning of the process to close the deal.

Fayette County Housing Inventory is Shrinking but is Still a Buyer’s Market

Prices continue to climb in the Central Kentucky housing market but inventory still remains fairly high.  We are seeing the inventory in Fayette County begin to near a neutral market and in some price ranges Fayette County has now become a seller’s market.

The last column in the chart below shows the months of inventory of homes for sale in Central Kentucky for the various price ranges.  The  chart that follows shows the same for just Fayette County.

The chart below shows the inventory for homes on the market in Fayette county is trending toward seven months.  Historically six months is the turning point.  If the inventory falls below six then we tend to be in a seller’s market.  For homes priced below $300,000 we are mostly at seven months inventory.

 We are only one month away from being in a neutral market.  This is a considerable change from a year ago when these price ranges mostly ranged between 8 and 13 months inventory.  

So with historically low interest rates and great home values this is the perfect time for buyers to make a move before the market switches to the seller’s advantage.

Central Kentucky Housing Market Continues to Improve in July 2012

July 2012 was another month of modest gains in the Central Kentucky housing market.  The number of sales continue to climb and  the average sales price also improved.  For the year prices of homes sold has improved 4 percent.  Historically home prices in Central Kentucky have risen 3 percent on the average for the past 50 years.

We need several years of 4 percent gain to get back to the historical average of gain we experienced the previous 50 years before the downturn.
