HOME SELLERS – IF IT IS BROKEN, FIX IT!!!

If you are thinking of selling your home then right now is the time to start planning to have it fixed.  Do  not wait until tomorrow, next week or next month.

Experience shows that if a seller knows something is wrong with their home waiting to have it fixed can be very costly.

For instance right now I represent a buyer who is buying a home with a badly damaged palladian window.  We negotiated to have the window replaced before the closing date.   The sellers ordered the window and it is supposed to come in and be installed within about a weeks time before the closing.

However, when I spoke with the window installer yesterday they informed me all will go well provided the window has not been broken in the shipment and/or the window manufacturer has not made a mistake on the size.  

I am hoping and praying that everything works out but while we wait of course there will be some anxious moments for all parties.

This could have easily been avoided if the seller had replaced the window before they put their home on the market to be sold.  It would have also made it easier to get an offer which usually means a greater net profit for the home owner.
