The Southland Subdivison, Lexington, Kentucky is about a mile south of the University of Kentucky campus, two miles from downtown and very near Central Baptist General Hospital and St. Joseph’s Hospital.  It is inside the New Circle and within a short walking distance to many very popular restaurants and small businesses.

Most of the homes in Southland Subdivision, Lexington Kentucky 40503 are more than 40 years old.  That means many of them have all brick construction and most have hardwood floors.

Do you want a garden? Southland subdivision has some of the best soil in all of Lexington.  The soil is not as clay filled as most Central Kentucky soils.  These older subdivisions, like Gainesway,  tend to have been constructed without dozing off the good topsoil.

Do you want trees?  Almost all the homes have large oak or maple trees in the front and the back yards.

These homes tend to be between a thousand square feet and 1800 square feet.  The large homes almost always have additions that have been added to the original construction.

Brick veneer construction with hardwood floors.

First floor master bedrooms with an additional bedroom on the first floor and two bedrooms upstairs in the larger homes.  The smaller homes of less than twelve hundred square feet usually have only one bathroom.  Most of the larger homes will have at least a bath and a half and many have two bathrooms.

The kitchens will usually have a formal dining room adjacent but unless there has been a remodel none of these older homes will have the kitchen open to the dining or living rooms.

Good Foods  is my favorite place for groceries – literally “good food!”- in all of Lexington.  It is owned  by the public and has a great selection of locally grown produce, a bulk food section unlike any other store in Lexington and a great selection of gluten free items.  Good Foods also has a great restaurant, service is buffet style,  with a selection of dishes to delight any healthy eaters palate.

Habitat for Humanity RESTORE–  This is located right next to Good Foods on Southland Avenue.  It is  a terrific place to get recycled building materials and furniture.  I recently bought two large book cases and a recliner at The Restore.

The Beaumont Subdivision is  subdivided into eleven areas including Beaumont Reserve, Beaumont Sanctuary, Beaumont Gardens and others.  Homes range in age from new construction to ones built in the late 90’s. The average home sold in Beaumont is approximately $400K and 3,300 finished square feet. However, a buyer at any one point will find that options vary greatly from a handful in the mid $200s to a dozen in the over $1 million price point!  I will write some about these specific Beaumont areas at a later date.

The Jubilee Team sold this Beaumont home in 2012.

Some of the older neighborhoods like Chevy Chase and Ashland have large homes and quality remodels.  However most of those homes are not as energy efficient or as large as the new homes in Beaumont.  The quality of construction varies in Beaumont, but it is easy to buy a larger home with better construction for a lower price than you can find a similar home near downtown, such as in Chevy Chase.

  • Most of the homes are less than 12 years old and many less than 7.
  • The majority are four bedrooms or more, with a minimum of 3 baths, a two or three car attached garage and a finished basement.
  • The construction is usually 100 percent brick veneer.
  • Many of the homes back up to a trail system or a green space;  those that do not have easy walking access to trails and partks.
  • Many of the homes have medium sized yards with landscaping that allows minimal yard work because of the use of perrenials and trees.
  • The vast majority of Beaumont homes were custom built.  It is not likely that your home will look like others in your neighborhood.

The YMCA is within walking distance or a very short drive to almost all the Beaumont neighborhoods.

Beaumont Reserve, the largest of the subdivisions, has access to walking trails that are adjacent or very close to the Reserve homes.  There are great sidewalks that provide access from all the Beaumont neighborhoods to the trails and to shopping.

There are a large variety of restuarants in or near  Beaumont Centre.  My favorite two are Azure and Roly Poly.  Azure is fine dining and one of the best in Lexington.  Roly Poly  serves scrumptious wraps at a very reasonable price.  I highly recommend both of these eateries.

Lansdowne Merrick Subdivision is a neighborhood that is a short commute from downtown Lexington and the University of Kentucky.  It is inside New Circle Road and an easy walk to Chinoe Center and Lansdowne Shoppes.  It is also a short walk to Julius Marks Elementry.  For more details on this coveted neighborhood click on this link.

This is neighborhood that just does not have a large turnover so our numbers of home sold is not very large.  There are still some interesting things that can be learned from looking at these first two graphs below carefully.

There is a dramatic reverse corelation between the number of homes sold and price for the first four years and only a slight difference in 2012.  The more homes that were on the market the lower the price sold.  This is to be expected in most markets. So the interesting question is why 2012 prices took almost a 10 percent rise when the number of homes on the market stayed high?  Could it be that buyers have recognized these homes are really a very good value?Take a careful look at the cost per square foot bar graph below.  Even though prices went up almost 10 percent in 2012 the prices per square foot of homes sold in Lansdowne Merrick went down over over 10 percent.  Read below the detailed explanation.  

 

Sellers,  this may be a very good time to put your home on the market if you live in Lansdowne Merrick.  Buyers, with the interested rates still historically low you can still buy on of these homes with a very low monthly payment.

These two graphs show the Days on the Market and the Square Footage of the homes that sold over the past five years.

Two things that stand out on these two graphs.

  • The days on the market for 2012 have dropped significantly.
  • The size of the homes is significantly larger for 2012.

So what does this mean? 

It means that buyers were eager to snap up these larger homes because they recognized real value.  In 2011 homes in Lansdowne Merrick subdivision sold for $93.41 a square foot.  In 2012 they sold for $84.19 a square foot.  Prices of homes sold increased per unit but they were a great value because of the size of the homes that sold.

What is the Emerson Woods neighborhood like?

Old Manse Ct in Emerson woods is a quiet culdesac only a short walk from the library.

  • Most of the homes are between ten and twenty years old.
  • The majority are three bedroom with two full baths.  Most of these homes do not have a basement.
  • Emerson Woods homes have brick veneer on the front of the house and vinyl on the sides and back.  Almost all of the original construction in these homes had carpet flooring.  Many home owners have replaced the flooring with laminate or hardwoods.
  • Emerson Woods Subdivision  has a variety of  trees that provide the neighborhood with spring blossoms and radiant fall colors.
  • The terrain is hilly so many homes will have some sloping on the yard and the driveway.

Recreation

Kirklevington Park is adjacent to much of Emerson Woods and is an easy walk from all homes. This is a large park with ball fields, basketball courts, tennis courts, an exercise walking/running course and a large children’s playground.

Tates Creek Center – This is a mid sized shopping center which is located at the corner of Man of War and Tates Creek.  It is an easy walk from all of the homes in Emerson Woods.  The Kroger’s grocery at Tates Creek is open 24 hours.  Just south of Man of War and across from Tates Creek Center is another small shopping area adjacent to Saron Drive.  For the purposes of clarification I will call the larger shopping area north of Man of War “Tates Creek Center North” and the shopping center south of Man of War “Tates Creek Center South.”

What is the Gainesway neighborhood like?

Most of the homes are between 35 and 60 years old.

The majority are three bedroom with one and a half baths.  Many of the homes have been remodeled or added onto so that there are two or three full baths.  The three bedroom homes are usually about eleven hundred square feet finished on the main floor.  Many of these smaller homes have unfinished or partially finished basements. There are some larger homes in Gainesway between 2400 and 3600 square feet.  Most of those were built after 1975 or they had a major addition to the original construction.

Gainesway Subdivision, Lexington Kentucky 40517 is a very good place for home owners who like to garden.  Because it is an older neighborhood most of the yards are good sized and the topsoil was not removed during construction.  There is still considerable Kentucky clay but it is easily managed with compost added yearly.

Most Gainesway homes have brick veneer but a few are wood and many of the remodeled or updated homes have vinyl in the new construction.  Almost  all of the older homes have hardwood floors that tend to be much tighter and firmer than newer homes with hardwood.

Gaineway Subdivision has a variety of old trees that provide the neighborhood with stunning spring blossoms and radiant fall colors.  The east side of Greentree Road, a major  connector road, is adjacent to Tates Creek.  The homes on this creek have very large yards and flocks of ducks visit the neighborhood with their ducklings in the spring.

The terrain is mostly level near Tates Creek but most of the rest of Gainesway Subdivision is hilly.  Many homes have steps to the streets and inclined driveways.

What is going on nearby the Gainesway Subdivision?

Recreation

Kirklevington Park is about a mile from most of Gainesway but does not have safe walking access to it.  This is a large park with ball fields, basketball courts, tennis courts, an exercise walking/running course and a large children’s playground.

Lansdowne-Merrick Park is also about a mile from much of Gainesway and it has safe sidewalk access.  This is also a large park with playground, ball fields, and good walking trails.  Large cypress and sycamore trees grace this park as well as a wetland with huge cattails and many other native Kentucky plants.

Shopping Venues

Two of Lexington’s best small boutique malls are only a mile from the Gainesway Subdivision.  The Lansdowne Shoppes is very close but needs to be driven to because of the lack of sufficient sidewalks.

Fresh Market is a great grocery that carries excellent produce and has a large deli.

Fresh Market has some of the finest fresh flowers in Lexington and almost always has beautiful roses for less than $10.00 a dozen.  Fresh Market also has a delicious selection of prepared meat dishes, salads and gourmet appetizers in their large deli.  The selection of organic fruits and vegetables is some of the best in Lexington.  Fresh Market is a smaller version of Whole Foods with more competitive prices.

This small shopping center is within walking distance of much of Gainesway.  It is less than a mile for many residents and at most a couple of miles for others.  My favorite shop here is “Sweet Magnolia Bakery.”  The Kroger grocery here is smaller but it is our favorite Kroger in Lexington.  Chinoe Center is closer to the Lansdowne-Merrick Subdivision so for more info go to that specific blog by clicking on this sentence.

Tates Creek Centre –  This is a larger shopping center which is located at the corner of Man of War and Tates Creek.  It is not as easy to access as Lansdowne or Chinoe.  I will provide information about Tates Creek Centre when I write about subdivisions that are located much nearer than Gainesway.
